Wanna be my neighbor?

inflectionpoint and worthyadvisor are my neighbors, but they're moving soon. We love our little neighborhood, and the woman who owns both our places, and maybe one of you would like to take their place? Here's my version of the listing inflectionpoint wrote; feel free to ask either of us if you want more details, or contact the homeowner, whose info is at the bottom.

And if you're my neighbor, then it's easy for you to pop over for dinner, which I'd love.

Two-plus-bedroom, two-bath apartment, walking distance from both Ashby BART and Rockridge BART. This apartment is actually two apartments combined into one.

The upstairs has: bedroom, office, two closets, full kitchen with gas stove, full bath, dining nook with built-in, and living room with another closet. Small stoop in front of the upstairs for perching with a cup of tea!

The downstairs has two large rooms, and a second full bath, plus WASHER and DRYER. There are separate entrances to the upstairs and downstairs units for privacy. The total square footage is 1600 square feet - good size for a couple with kids, or for three people. We've had two in here and it's felt like having two apartments, for the price of one!

The downstairs rooms are large enough that they'd be GREAT for someone who wants a workshop room/practice area/etc... without having to give up living space. Want to give classes, have meetings, etc? This would work well, but the upstairs neighbor does bodywork in her apartment, and prefers that the upstairs be occupied by someone who is fairly quiet during the day.

One off-street parking place, plentiful street parking. Near transit, near shopping (a mile from the Berkeley Bowl and Ashby flea market), a community garden, and a park! Close to Cal. Homeowner is pet friendly - cats and/or dogs. Current tenants have been paying $1625 for the place, plus utilities. There's a little outside space for patio set and/or small garden, as well as a back area that's been used as a dog run in the past.
